VILLA RENTAL POLICIES, TERMS AND CONDITIONS

This Rental Policy Agreement (the “Agreement”) is entered into by and between AVERA IKE and the Guest, as identified on the signature page of this Agreement.

(Cancellation terms are outlined below)

1. BOOKINGS / PAYMENTS

  • A 30% deposit is required to confirm your reservation.
  • The remaining balance must be paid at least 30 days before the arrival date at AVERA Villas. In the event of non-payment within the required timeframe, the reservation may be released and the property reassigned.
  • Accepted payment methods include credit card or bank wire transfer (additional terms and conditions may apply).

2. CANCELLATIONS POLICY

  • Cancellation requests must be submitted in writing by email to info@averavillas.com. The effective cancellation date is the date the written notification is received. The refund amount depends on the date of cancellation. All cancellations will be handled promptly and professionally.

  • For cancellations received up to 30 days prior to arrival, a full refund of all amounts paid will be issued.

  • For cancellations from 30 to 0 days prior to arrival, or in the event of a “No Show”, 100% of the reservation amount will be charged.

  • In case of earlier departure, no refund will apply.

  • Cancellation terms are based on the scheduled arrival date.

  • Requests to change booking dates are subject to availability and applicable rates and may be treated as a cancellation and a new reservation.

3. ARRIVAL, DEPARTURE & CHECK IN PROCEDURE

Unless otherwise agreed, and to ensure a smooth arrival experience, arrivals are expected between 15:00 and 20:00 on the day of arrival and departure by 11:00 on the day of departure. If an alternative arrival time is required, notice should be provided in advance at info@averavillas.com. While every effort will be made to accommodate such requests, this cannot be guaranteed.

Two sets of keys will be provided upon arrival and must be returned upon departure.

Identification and registration may be required upon check-in, in accordance with local regulations.

4. NUMBER OF GUESTS

The villa accommodates the number of guests confirmed in the reservation, except for infants under two years of age. The Owner reserves the right to refuse entry, adjust the rental rate, or request that the entire party vacate the property if the number of occupants exceeds the agreed number.

5. INSURANCE

Travel insurance is strongly advised to cover medical emergencies or other unforeseen circumstances that may prevent travel.

AVERA Villas accepts no liability for personal injury, loss, or theft during the stay. Personal safety remains the responsibility of each guest. All doors and windows should be securely locked, and the alarm system activated when leaving the property.

The swimming pool and all indoor and outdoor facilities should be used responsibly and at personal risk.

Parents or guardians are fully responsible for supervising children at all times throughout the villa, including gardens, rooftops, terraces, and pool areas.

6. PETS

Pets are not permitted.

7. Smoking Policy

Smoking is not permitted inside the villa.

8. PROPERTY CARE & DAMAGES

The person signing the booking form is responsible for the proper and respectful conduct of all guests in their party.

Any loss or damage to the villa or its contents must be reported to the Owner promptly. Repair or replacement costs may be charged as applicable.

After departure the property will be checked, and an inventory check will be carried out. If the villa is not left in suitable condition, additional charges may apply to cover cleaning, repairs, or replacements.

Upon arrival, the villa should be checked and any issues requiring attention must be reported promptly.

In the event of serious misconduct or damage to the property, the Owner reserves the right to require guests to vacate the villa immediately.

As the property is located in a natural environment, occasional insects or small pests may appear despite regular preventive treatments. Such occurrences are considered part of the natural surroundings and shall not constitute a defect of the property.

9. ISSUES & CONCERNS

A reasonable time shall be allowed for the Owner to address any issue. Every effort will be made to resolve concerns during the stay.

Should any issue arise during the stay, the Owner must be notified within 24 hours so that the matter can be resolved promptly.

Failure to report an issue during the stay and allow the Owner a reasonable opportunity to resolve it may result in the matter not being considered. Complaints reported after departure may not be considered eligible for refund or compensation.

10. SECURITY DEPOSIT

A security deposit of €1,000 is required prior to check-in to cover any potential damage to the property or its contents, missing items, or any additional costs arising during the rental period, where applicable.

The security deposit is due with the final payment (or with the first payment, if the full amount is paid in a single transfer).

The security deposit will be returned within approximately 7—14 days following departure, provided that no damage has occurred and the final inspection has been completed by the Owner or the Property Manager or until any damages or missing items have been assessed and resolved.

11. CLIMATE RESILENCE TAX

Our rates include all applicable Greek taxes, except for the Climate Resilience Tax (€15 per villa per day), which is payable upon check-in.

12. ENENTS & ENTERTAINING

Events, celebrations, parties, or large gatherings at the property, including those involving external visitors, as well as excessive noise or loud music, are not permitted without the prior written approval from the Owner.

Neighbouring properties must be respected, and local quiet hours (15:00—17:30 and 23:00—07:00) must be observed.

In the event of unauthorized use of the property, the Owner reserves the right to require the immediate vacating of the villa, and the security deposit may be withheld until any applicable claims have been assessed and resolved.

13. ILLEGAL ACTIVITIES

Any illegal activity, including but not limited to the use of prohibited substances, is strictly forbitten on the property.

In the event of any illegal activity, the Owner reserves the right to terminate the stay immediately, without refund and to notify the relevant authorities if required.

14. HOUSEKEEPING & MAINTENANCE

The rate includes housekeeping service at least twice per week. Towels and bed linens are changed twice weekly. Additional housekeeping services can be arranged upon request.

The property must be left in good order upon departure.

The Owner or Property Manager may access the property only when reasonably necessary for maintenance, safety inspections, or emergencies. Advance notice will be provided whenever possible to minimize any inconvenience or disturbance.

15. FORCE MAJEURE

No refunds or reductions will be granted for circumstances beyond the Owner’s reasonable control (“Force Majeure”).

Force Majeure includes, but is not limited to war, threat of war, riots, civil unrest, industrial disputes, terrorist activity, accidents, natural disasters, fire, airline disruptions, closure of airports or ports, adverse weather conditions, or any other event beyond the Owner’s reasonable control.

16. VALUABLES & LIABILITY

Valuables and personal belongings remain at all times the sole responsibility of their owners.

The Owner and property staff cannot be held liable for loss or misplacement of personal items during the rental period or after departure.

While every effort will be made to assist in locating lost items, no liability is accepted for the loss, damage, or theft of personal belongings.

Use of the villa, swimming pool, and all indoor and outdoor facilities is entirely at the user’s own risk. The Owner shall not be held liable for any injuries or accidents resulting from such use.

Safety rules and notices must be respected at all times. Children must remain under adult supervision at all times.

17. GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of Greece.

Any disputes arising out of or in connection with this Agreement shall be subject to the exclusive jurisdiction of the competent Greek courts.
