VILLA RENTAL POLICIES, TERMS AND CONDITIONS

This Rental Policies Agreement (the “Agreement”) is made by and between AVERA IKE and the Guest as of the date last set forth on the signature page of this Agreement. The parties hereby agree as follows:

1. BOOKINGS / PAYMENTS

  1. A payment of 30% of your stay will be necessary to secure your reservation.
  2. The remaining balance should be paid at least 60 days before the arrival date at Avera Villas. In case this `is not paid on time then reservation is not secured and property, for the reserved period, can be assigned to another guest.
  3. Methods of payment via Credit Card or bank wire transfer (different conditions & rules may apply).

2. CANCELLATIONS POLICY

  • You may cancel your booking at any time, by sending us an email to info@averavillas.com. Cancellations are accepted only in writing and only with our confirmation of cancellation receipt. Avera Villas ensures that every cancellation dealt with flexibility and good will.
  • You will receive the appropriate amount of refund, depending on the date of your cancellation. The effective date of cancellation will be the date on which we receive your written notification.
  • For cancellations received up to 90 days prior to arrival date, you will receive full reimbursement of all moneys received.
  • For cancellations received from 89 to 60 days days prior to the arrival date, a 40% will be charged as cancellation fee.
  • For cancellations from 59 to 0 days prior to arrival or “No Show”, 100% of your stay will be charged as cancellation fee.
  • In case of earlier departure, no refund applies.

3. ARRIVALS AND DEPARTURE TIME

Unless otherwise agreed, Clients should arrive between 3pm and 8pm on the day of arrival and vacate the property by 10am on the day of departure. If you require special arrival/departure time, please send us a request at info@averavillas and we will do our best to accommodate your request. No guarantee is given. A 7-night minimum length of stay is required.

4. NUMBER OF GUESTS

The total number of guests staying at the properties may not exceed the number of sleeping places except in the case of infants under two years old. The owner reserves the right to refuse entry, increase the rental price or evict the entire party if the number of people occupying the property exceeds the expected one.

5. INSURANCE

We strongly recommend clients take out Travel Insurance to protect against a medical emergency or certain other unforeseen circumstances which prelude the client from travelling. Avera Villa does not accept any liability for any physical injuries or held responsible of any robberies. Therefore, the clients are the only responsible for their safety and must assure that doors and windows are well locked, and the alarm switched on. Clients are exclusively responsible for supervising and ensuring the safety of any children throughout the villa included gardens, roofs, terraces, and pools.

6. PETS

Pets are not allowed.

7. Smoking Policy

For the comfort and safety of our guests, smoking is not permitted anywhere in the Villas.

8. PROPERTY DAMAGE

The person who signs the booking form is responsible for the correct and decent behaviour of his party. Guests are responsible for any loss or damage caused to the property or its contents and are required to report any loss or damage to the owner and to bear the cost of repair or replacement. The property will be thoroughly examined, and an inventory will be taken on your departure. In case it is not left in a suitable condition, it may be necessary to charge the guest for costs to cover extra cleaning, repairs or replacements. We also recommend you inspect the villa on arrival to ensure that everything is in order. Should guests behave disrespectfully towards the property and its contents, the owner reserves the right to ask all guests to vacate the property immediately.

9. COMPLAINTS

Should any problem occur with the property, the Client must immediately (within 24 hours) notify the property owner. The Client should allow the owner reasonable time to remedy the problem. Every effort will be made to resolve any issues. Complains received at or after the end of the tenancy will not be accepted.

10. SECURITY DEPOSIT

A security deposit of 1500 Euros will be requested before check-in to cover the cost of any damage to the property or its contents during the term of your stay. The Security Deposit due with the last payment (or at the first payment, if the total amount is to be paid on one transfer) and returned back to the customer approximately 7-14 days after departure should no damages have occurred at the Villa, once the owner / manager has had an opportunity to assess the condition of the property.

11. CLIMATE RESILENCE TAX

Our prices are inclusive of all Greek taxes apart from Climate Resilience tax (10 euros per day per villa for luxury villas) which is paid at check in.

12. ENTERTAINING AT THE PROPERTY

Parties and other functions involving a large number of invitees / very loud music etc., are prohibited unless fully approved by the owner in advance. ln the event of unauthorized use of the property in such a way, the owner has the right to ask all guests to vacate the property immediately and the security deposit will be fully forfeited until all applicable claims are fully assessed.

13. MAID SERVICE

Rate includes daily maid service, change of towel and linen twice per week. Guests should leave the property in good order at the time of their departure.

14. REDUCTIONS

No reductions will be given under circumstances amounting to 'Force Majeure'. ln, the above, 'Force Majeure' means war, threat of war, riot, civil strike, industrial dispute, terrorist activity, accident, natural or nuclear disaster, fire, airline failure, closure of airports or ports and adverse weather conditions or temporary pest problems at and around the Villa or any other event, situation, incident, and natural causes outside our control.

15. VALUABLES

Valuables left at the property are at the risk of the guest. The owner and the property staff cannot be held responsible for their loss or misplacement. Of course, owner and property staff will do their best to find the lost items, but no responsibility is accepted for any loss of personal items while staying in the property or after departure. The owner will not be liable for any loss or injuries resulting from use of the villa, pool, or in any part of the property how so ever caused. All guests must follow the rules and notices of safety matters, use common sense and parents must supervise their children at all times.
